Meri Zameen – Terms & Conditions
These Terms and Conditions outline the rules and regulations governing the use of Meri Zameen’s services.
By using our services, you acknowledge that you have read, understood, and agreed to these Terms and Conditions.
If you do not agree with any part of these terms, please do not proceed with the services offered by Meri Zameen.
Definitions
“Client”, “You”, “Your” refers to the individual, brand, or entity availing Meri Zameen’s services.
“The Company”, “We”, “Our”, “Us” refers to Meri Zameen.
“Parties” refers collectively to the Client, the Property Owner (Landlord), and Meri Zameen.
All terms are governed by and construed in accordance with the laws of India.
Acknowledgement & Professional Commitment
Meri Zameen deploys significant professional effort, market intelligence, and administrative resources to successfully close leasing transactions.
Such involvement is not feasible without formal commitment from all parties involved.
As we do not charge any upfront fee merely to initiate work, we prioritize working with clients who acknowledge the value of professional leasing services and demonstrate seriousness toward closing the transaction.
Formal Commitment – Post-Dated Cheque (PDC) Protocol
At the time of payment of any token amount to the landlord, both the Client and the Landlord are required to submit an Account Payee post-dated cheque (PDC) in favor of Meri Zameen.
This cheque serves purely as a formal commitment instrument, ensuring that:
The Brand (Client)
The Property Owner (Landlord), and
Meri Zameen (Leasing Partner)
are aligned and committed to closing the transaction in good faith.
The cheque will not be presented for clearance without clear written or verbal confirmation from the issuing party.
The cheque amount shall be equal to Meri Zameen’s agreed professional leasing fee plus applicable GST (currently 18%), as mutually agreed.
Property Visit & Selfie Verification Protocol
To ensure transparency and proper administrative tracking:
Whenever a Client (or Client representative) visits a property accompanied by a Meri Zameen team member
The team member will take a selfie photograph of the visiting member(s) in front of the respective property.
This protocol is strictly for internal verification, confirming that the site visit has been duly conducted.
An Ideal Client
An ideal client:
Has a clear purpose and business plan
Possesses a defined budget and realistic expectations
Actively participates in the leasing process
Is prompt and decisive when suitable opportunities arise
You Must Not
Share property details, images, videos, or locations with third parties
Inspect properties for businesses you do not represent
Seek renegotiation or discounts after deal closure
Discontinue communication without valid reason
Cancel meetings without prior notice
Alter agreed payment schedules or documentation timelines
Impose new conditions or amenities after agreement execution
(Requests may be discussed, but not imposed unilaterally)
Payment Policy
Our professional fee is generally equivalent to 30 days’ rent, subject to variation based on lease tenure and client profile.
The fee is communicated transparently and agreed upon before deal closure.
GST shall be applicable as per prevailing government norms.
Value Delivered
We strive to ensure that the value delivered through negotiations and structuring substantially outweighs the professional fee charged, including optimization of:
Rent value
Annual escalation
Security terms
Commercial provisions
Amenities and operational flexibility
Refund Policy
Applicable only if a deal is cancelled within one month.
Refunds, after deducting 15% service charges, will be processed in three equal monthly installments.
Privacy & Confidentiality
Client information is treated as strictly confidential.
No data is shared with third parties without consent.
Meri Zameen may showcase the Client’s brand or property in its portfolio unless explicitly restricted.
